Who we are:
We are a team of Brokers, Lawyers and Appraisers who specialize in helping people stay in their homes. Our founder, Josh Ryan has researched and interviewed over 25 of the top loan modification companies throughout the nation to find the best company comprised of integrity, honesty, perseverance, aggressive tactics and superior results. What we do:
Our goal is to keep you in your home. Immediately, we will initiate to stop your payments for the next 3-6 months while we work on the loan. During this time we are negotiating with the banks to lower payments; which include, eliminating 2nd mortgages, lowering principal and reducing interest. We have been known to obtain interest rates lower than national rates!
How we stop the payments for the next 3-6 months or longer:
This is called a forbearance. A forbearance is an agreement with the bank to stop the payments over the next 3-6 months or longer and is obtainable in beginning of the process.
How we lower principal and interest:
Congress enacted the Truth in Lending Act in 1968. This set a certain amount of standards and regulations to be upheld by all lending institutions. Failure to abide by these standards and regulations could result in the bank losing their lien on the home and hinder them from ever foreclosing on the home forever, through a process called a rescission. It only takes one violation in the loan to qualify for a rescission.
In most recent years, many violations have occurred in home loan refinancing throughout the nation, therefore it is highly common for us to discover at least one or more violations.
What we do is called a forensic loan audit. During this process, most likely we will discover a loan violation. When we do, we will threaten the lending institution with litigation to obtain a rescission and therefore removing their lein on your home. At this point, the banks are more than willing to negotiate better terms on the loan. We do this every day. We have not yet gone to court, due to the banks having no interest in lengthy litigation, which costs them too much time and money, therefore settling for better terms and conditions, such as lowering principal and interest.
Why banks can’t do what we do:
Plain and simple: They will not point out a loan violation to you or even research it, therefore no threat of them losing their lien on your home is apparent. 99% of our clients have approached their lender at some point, obtaining little or no results.
